How can an absentee owner coordinate waterfront repairs?

Distance becomes easier to manage when the property record, requested outcome, vendor questions, quotations, decisions, and milestone reports stay in one organized chain.

01

Establish the starting record

Document the visible dock, lift, seawall, utilities, equipment labels, reference dimensions, access conditions, and available repair history before asking vendors to price the work. A common information package reduces conflicting assumptions.

02

Describe one requested outcome

Give each vendor the same written objective, photographs, measurements, access information, and known limitations. Avoid relying on separate phone conversations that may produce proposals based on different scopes.

03

Compare more than the final price

Review demolition, materials, quantities, equipment, electrical work, access, disposal, permitting responsibilities, allowances, exclusions, schedule assumptions, payment terms, and warranty language line by line.

04

Keep decisions in writing

Maintain a decision log for questions, answers, proposal revisions, selections, approvals, and change requests. This protects the continuity of the project when several people communicate by telephone, text, and email.

05

Use milestone reporting appropriately

Schedule photographs and concise reports at useful project milestones. Visible progress reporting helps an absentee owner stay informed, but it does not replace structural, electrical, underwater, safety, code, or workmanship inspection by qualified professionals.
